HomeLight Cash Offer has a flat fee of 2%* of the incoming residence purchase price.

How long does the HomeLight Cash Offer process take?

It depends on how quickly your client provides the requested documentation for their underwrite. We can complete the underwrite in a few days after we have the loan application and all supporting documents. Once your client is fully cash approved, we can close on their home in 28 days after offer acceptance.

Is there an appraisal or financial contingency in the offer?

No – HomeLight is able to waive both the appraisal and financial contingencies in an all-cash offer because we have fully underwritten both your client as a borrower and the property itself. 

Does HomeLight still require an appraisal?

Yes – An appraisal will be ordered and completed in order for your loan to close on the property. During our approval process, we ensure your client has enough funds to close on the property, even in the event of a low appraisal.
